Tulbiõie Business Centre – Favorte creates a diverse sports and business environment in Viimsi at Tulbi tee 3

Tulbiõie Business Centre in Viimsi is a modern and multifunctional sports and business centre being developed by Favorte, located at Tulbi tee 3. The stock-office type building will bring together sports, service, and retail functions in one location, supporting the comprehensive development of the Tulbi area.

The building has a total net area of 6,200 m², of which 2,400 m² is allocated to Padelstar’s padel centre and 1,000 m² to the 24/7 Fitness gym. The remaining 2,800 m² consists of flexible commercial spaces suitable for a wide range of service, sports, and retail businesses.

Padelstar has already signed a lease at the Tulbiõie Business Centre and will develop a state-of-the-art padel centre in the building. The centre will feature six indoor courts, one of which includes a run-off area. In addition, a spacious chill and bar area with a balcony, as well as locker rooms with saunas, are planned.

The same building will also be home to 24/7 Fitness – a smart and fully automated gym open around the clock, further strengthening the centre’s sports and wellness-oriented concept. The development represents a significant addition to Viimsi’s active living environment and the diverse growth of the Tulbi area.

The architectural design of the building has been created by Kontsept Arhitektuuribüroo OÜ, resulting in a well-considered and contemporary environment that balances user comfort with functional efficiency.

Construction is planned to begin at the earliest opportunity in 2026, with the opening of the business centre scheduled for spring 2027.
